What should I look for in an Agent?

To ensure your Agent has the expertise and knowledge to help you achieve the maximum returns from your property we recommend that you choose an Agent who is a member of a recognised Trade Association such as NALS (The National Approved Letting Scheme). Harrisons are full members of NALS.

What do tenants look for in selecting a property?

To attract the best possible tenants, at the highest rent possible, you will need to ensure your property is presented as effectively as possible. Some of the features that attract tenants include:

  • Neutral interior walls and carpets
  • Fabrics and curtains(if any) are in good condition and able to withstand reasonable wear and tear
  • The property is clean and well aired
  • No animal or other odours
  • Front doors are clean and entrance hallsfree from obstruction
  • In cold weather the heating is on and in warm weather the windows are open

Should I offer my property furnished or unfurnished?

Most tenants prefer the property to be unfurnished and there is evidence to suggest that tenants respect the property little difference in rent between furnished or unfurnished properties and it is the Landlords legal responsibility to ensure (Fire) (Safety) Regulations and are maintained and replaced at the Landlords expense (unless it was caused by a deliberate act of the tenant).

Do you, Harrisons, provide the tenancy agreement?

Our tenancy agreements comply with the residential letting legislation, are written in plain English, and are easy to understand, contain no unfair terms or conditions and comply with the office of fair trading recommendations. They are designed to fully protect your rights as a landlord and are subject to regular reviews and updates to take into account new legislation.

How do you advertise and promote my property?

Your property will be regularly advertised in the local press, featured in our offices and on our website as well as other sites such as Rightmove. In addition we maintain regular contact with an extensive list of prospective tenants, local companies and relocation agents to ensure your property 
receives maximum exposure.

Do you take references?

Harrisons perform full credit checks on prospective tenants and will act in your interests to decline an application if we feel that it is necessary. We will also obtain references from the Tenant’s employer and previous Landlord.

Do you take a damage deposit?

Yes. This is usually the equivalent to one month’s rent plus one hundred pounds and is taken from the tenant. Depending upon the service you choose there will be a reinspection, upon vacation of the property, and the deposit will be returned, provided all utilites have been settled, less any costs necessary for repairs and maintenance.

Should I have an inventory of contents?

Yes. We can provide this service for you. It is normally prepared after you have vacated your property and before the tenancy agreement is completed and is a carefully prepared document detailing the state of decoration and condition (and for furnished properties an itemised list of contents and their condition) of a property, room by room. The document provides the basis of assessment, allowing for fair wear and tear, of any damage or dilapidation costs to be deducted from the damage deposit.

I spend lengthy periods of time abroad.

What’s my position? If you are considered to be a non-resident Landlord living abroad Harrisons can ensure tax on your rental income is not deducted at source. We operate within the rules of the Inland Revenue Financial Intermediaries Claims Office (FICO), and complete the NRL1 exemption documentation on your behalf; leaving you free to manage your tax affairs with HMRC directly
