Step 1: Obtaining the right price

Step 2: Choosing your agent

Selecting the right agent to market your property will be integral to your let. You will be working with this team on a weekly, if not daily, basis and will be trusting them with your biggest asset – your home. Ask: who will be your day-to-day contact, what are their opening hours, how will they market your property? Do they advertise on Rightmove? What are their USPs compared with other agents? Of course fee level can be a deciding factor but pick someone you like as you will be building a very important relationship over the coming months. Step 3: Question time

If you decide to select Harrisons as the letting agent of the property, we will return to the property to measure up, take images and descriptions of your home. We will also run through our lettings check list, covering items such as To Let boards, Terms of Business, landlord’s insurance, type of service required, whether you will need an Energy Performance Certificate (EPC), whether you will need a gas safety check, where you would like us to hold the deposit, etc. Once everything has been decided its marketing time.

Step 4: Property presentation

Thinking about touching up that paintwork or replacing the floral carpet in the lounge? If you’re renting, now is the time to get round to all those little jobs you have been ‘meaning to get round to’. Our local valuer will then visit your property to take professional photographs to make your property shine, which will paint your property in its best possible light.

Step 5: Marketing your property

Not only will we create full property particulars for your home, we will also showcase it in our busy offices, pitch it to regional property journalists and publications in North Norfolk and advertise it in a range of local print media. We will also promote it across social media platforms and send out tailored email marketing campaigns, as well as phone and text follow ups, to target potential applicants.

Step 6: Knowledgeable viewings

If you have ever bought a property, you will know there is nothing worse than being shown round by an agent or viewings rep that hardly knows anything about it. We don’t outsource our viewings– all our viewings are undertaken by full time members of the lettings team, so we can answer any question the viewer might have during the visit. Unlike a lot of local agents in Norfolk, we are also open for a full day on Saturdays and bank holidays, we don’t take half days during the week, and are staff our accessible via mobile, email and telephone.

Step 7: Tenant referencing

Once we have found a tenant who you are happy with, we will fully reference check them on your behalf. They will fill in a form to allow us to access income information to ensure affordability, to obtain a current landlord’s reference and to undertake a full credit check on them. This can take just a few working days and an outcome can be known quickly so that we can secure a planned move-in date or continue to market the property. At this stage we will ask the tenant to pay their referencing fee and also a tenancy arrangement fee.

Step 8: Photo inventory

Once the tenant has passed referencing, we agree a mutually satisfactory move-in date. A few days before the move-in, we will undertake a thorough photo inventory at the property to create a full condition and dilapidations report, a key audit and meter readings. During the tenancy signing (see next step) we also ask the tenants to agree to the photo inventory by signing a copy, giving them seven days after move-in to highlight any areas they feel are incorrect. The photo inventory is an invaluable tool in retaining any deposits monies at the end of the tenancy.

Step 9: Tenancy signing

The exciting move-in date has arrived and the tenant will visit our offices to sign the tenancy and pay their first month’s rent upfront and deposit. Once we have these as cleared funds, we will release the keys and provide the tenant with a Harrisons welcome pack – providing them with contact details, standing order paperwork, a copy of the EPC and gas/electrical safety certificates (if applicable), information on where their deposit is held, meter readings and key information so that they are ready to go.

Step 10: Paperwork

Once all monies are cleared, the property has been let! We will copies of all documentation (tenancy agreement, deposit holding information and the photo inventory) to you in the post along with the financial ledger. It’s then time to celebrate!
